However one has to be careful that the tree line or single level villa in the front, that can build up, can not take away the sea view that you have paid a premium for!  There are also properties that have a sea view but have a cold orientation which will mean cold winters. The naya is where you normally sit to enjoy your sea view, so if you are sat down facing North, NE or NW the winters will be much colder. East or West is also on the cold side as there is not much energy in early or late sun but it is not too bad. South East is warmer by comparison, especially if it has a nice sea view to enjoy. South and South West is the very best orientation to enjoy warm winters from your naya.  Orientation needs a lot of consideration, especially if you want to spend a lot of time here in the winter. Also, should you wish to sell in the future, most northern Europeans come here for the sun and many are aware of orientation and the lifestyle it allows. The summer is too hot for many but with the warm winter sun, shining through your naya, is most appealing. If the sun is not shining through, the shade is very cold. The difference is wearing a T-shirt or a fleece and a coat!

Many sea view villas for sale in Moraira are elevated and some have many steps, so unless you are fit and able, will need careful consideration for grand children and especially in the longer term as we grow older. Best to make sure you can at least drive your car up a driveway to unload the shopping or failing that, enter the property from a top road or even install a lift!  Sea view villas for sale in and around Moraira are highly desirable and sell at premium prices.

Most are predominantly buying into a highly desirable lifestyle in the sunshine. Sea view villas are also a popular choice for the rental rental market.
